Lettings & Management
We will:
- Ensure we have full details of your wishes in respect of the letting
- Search our database to attempt a tenant match
- Market your property immediately on the internet at no additional charge
- Market your property as necessary, including ‘To Let’ boards if required – fee chargeable
- On finding a tenant we will carry out all credit and status checks
If the tenant matches the property and passes our checks we will:
- Carry out a full statement of condition/inventory of the property (Tenant seek excluded)
- Issue all required legal notices
- Draw up a tenancy agreement and conditions
- Ensure with your help that the property is ready for occupation
- Conduct the handover of the property to the tenant
- Inform with the help of the utilities of the meter readings and change of occupancy
- Collect and hold the bond for the property in a designated client deposit account
Our management of the property will consist of:
- Collection of all rental income on the due dates
- Pay all rents to the landlord’s nominated account via our computer system after they are cleared from the tenant.
- Carry out routine inspections throughout the tenancy
- Ensure the routine maintenance problems are dealt with swiftly as per the landlord’s instructions using either the landlord’s nominated tradesmen, or our own
At the end of the tenancy we will:
- Issue the advance ‘Notice Requiring Possession’
- Advise the tenant of the ‘pre-departure’ requirements
- Carry out a departure check with the tenant
- Make sure that the property is in suitable condition for re-marketing
- Re-pay the held deposit or deduct for necessary charges
