Landlord Checklist Prior to Letting
Arrange a free no obligation rental appraisal with Noble Hardy Property Management to discuss your requirements.
- Obtain permission to let from your mortgage lender and leaseholder if applicable.
- If you are moving overseas, there are special regulations regarding tax. Please notify us as soon as possible for advice and the requisite documentation.
- Ensure your buildings and contents (if applicable) insurance cover are adequate and that they will remain fully in force for a let property. Noble Hardy Property Management can provide a quotation that will insure your property specifically while it is let and provides cover without any exclusions found on normal domestic policies.
- Leave instructions, guarantees (preferably photocopies) and service numbers of any appliances remaining in the property, including cooker, central heating, etc.
- Carry out any routine maintenance and decorating work. Attractive and well maintained properties are the first to let.
- Arrange for your gas safety check to be carried out. Noble Hardy Property Management will arrange to have this work done unless we are instructed otherwise.
- Arrange for the electrical safety work to be carried out, and remove all appliances that are not included in the let to avoid unnecessary expense. Noble Hardy Property Management will arrange for this work to be carried out if required.
- Check that all soft furnishings comply with the latest regulations and carry the appropriate labelling. If you have any doubts please call Noble Hardy Property Management for advice, however non-compliant furnishings cannot be allowed to stay in the property under any circumstances.
- We strongly advise the installation of smoke alarms on all floors of the property.
- Label stopcocks and isolation switches.
- Ensure that sufficient keys are provided; we need three full sets. Noble Hardy Property Management will have keys cut if necessary.
- Ensure that all your post is re-directed by the post office.
- It is advisable to set up a separate rent account for income and expenses during your let. This will help with the completion of your VAT return.
- On leaving, clean and tidy your home and garden, to a condition you would expect to have the property returned to you. We recommend that you use a professional cleaning company.
- We recommend that you provide basic gardening equipment and a lawnmower to ensure your garden is maintained by your tenant. If the garden is a particularly feature to your home, you may wish to consider employing a gardener, the cost of which can be incorporated within the rent.
